Population Migration Within California: Moving to Sacramento and Inland Empire

The Inland Empire tied Phoenix in 2020 for the biggest gain in households from migration nationwide. Phoenix-area migration gains shrank last year from 2019, while the pandemic accelerated migration into Riverside and San Bernardino counties by 50%.

Sacramento also gained more than 13,000 households from the Bay Area metros. Tracking population migration is one of the keys to predicting where real estate prices are likely to rise. Here are a couple of interesting infographics on the migration out of coastal cities inland:

Capital Corner
The CRE perm loan loan benchmark index, 10 year Treasury dropped to 1.35% continuing it's choppy decline from the November high of 1.63%. Much of the movement occurred in the last week as news of Omicron's arrival in the US created further jitteriness in bond markets. However, lower treasury yields are seen as typically bad for savers and viewed as positive news for borrowers.

Last week's congressional meeting with the Fed's Powell brought news of a possible tapering of crisis bond purchases earlier than expected. But the bigger news was the fed chairs admission that inflation was now being seen as more than a short term situation and that they will now retire the term "Transitory" that previously described the higher inflation of 2021. A timeline of the bond buying taper process highlighted in the chart below:
